What is IDX and why is it so important?

IDX, or Broker Reciprocity, is the sharing of listings between members of a Multiple Listing Service (MLS) and the policies governing who can display this shared data.

IDX stands for Internet Data Exchange and it is the policy instituted by the National Association of Realtors (NAR) to govern how MLS member participants can display active MLS listings information on their websites. In simple terms, IDX allows you to show the listings in your local MLS on your website for marketing purposes, allowing you to add thousands of listings in a customized format.

What is the Integrated IDX?

Integrated IDX is the best IDX solution you can get because of the opportunities it creates for your website, especially in SEO search engine optimization. With an integrated IDX website you will have one page per real estate listing that is crawlable by Google, Bing and other search engines. Landing pages, such as displayed results, created by quick links or predefined searches are optimized for the search engines to deliver targeted traffic. We specialize in true Integrated IDX websites.

What is framed IDX?

Framed IDX solutions are the most common in the real estate industry and are not crawlable by Google, Bing and other search engines, making this the biggest difference between the two solutions. In fact, most search engines will never crawl these pages because search engines cannot read or crawl framed pages.

A framed page is basically a page within another page that is hosted somewhere else and resides in another website address. If you are investing in a serious website you want to avoid a framed IDX solution because it will not deliver any search engine traffic benefits to your website strategy.

Why are Integrated IDX websites so successful in delivering search engine traffic?

Because Integrated IDX websites create so many pages that are all indexable (crawlable) by Google, Bing and other search engines, this creates thousands of landing pages that include opportunity keywords such as subdivision names, addresses, zip codes, and condominium building names among other fields. Listing remarks for the properties add to the content value of the pages since each property has unique remarks.

Since the MLS inventory is constantly changing so does your website, a frequently updated system attracts Google robots to crawl your website more often than other real estate websites. So when the average realtor or real estate agent has a website with a few pages and listings that are entered manually, you’ll have an automated website with thousands of pages all designed for the search engines!
